Forest Lakes homebuyers entered fall with a meaningful selection of properties to compare. Realtors Property Resource® (RPR) reported 27 active single-family listings at the end of September 2026, three closed sales during the month and nine months of inventory. The median September sale price was $465,000, while the median asking price of active listings was $695,000.
For buyers, the snapshot points to room for careful comparison and negotiation. For sellers, it reinforces the importance of matching the asking price to the property’s condition, features and competing homes. Forest Lakes is a small market, however, and a handful of transactions can move the monthly numbers considerably.

Buyers have choices, but homes still need individual comparisons
RPR’s monthly series shows active listing inventory rising from four homes in January to 31 in May. Inventory remained at 30 in June and July, then stood at 25 in August and 27 in September. That seasonal pattern helps explain why the fall market offers more choices than the winter snapshot did.
What does the $465,000 median sale price tell us?
The three September closings displayed in the RPR activity report ranged from $360,000 to $525,000. Their middle sale was $465,000, which is the reported monthly median. Those transactions help show the price range of homes that closed, but three sales are not enough to establish a dependable value trend for every Forest Lakes property. RPR reports the September median as 25% below August’s $620,000 median. That does not establish that an individual home lost 25% of its value in one month. The types, sizes and condition of the homes that sold can change the median substantially in a small market. The $695,000 median active asking price describes a different group of properties: homes still available at month end. The gap between asking and sold medians does not mean sellers should reduce their prices by that difference. It does show why sellers should use comparable closed sales and direct competition to support their asking price.Negotiation and time on the market
September’s sold-to-list price figure was 97.3%, indicating that the reported closings generally occurred below their final asking prices. The figure should not be interpreted as a standard discount buyers can expect on every listing, and it does not measure reductions from each seller’s original asking price. RPR also reported a median of 109 days in RPR for September’s sold homes. This is RPR’s tracking measure, rather than a combined days-on-market calculation from all MLS systems. It suggests buyers and sellers should allow for a deliberate process, while recognizing that individual homes may sell much faster or take longer. What Forest Lakes buyers should consider
Start with the way you plan to use the home. A weekend cabin, a seasonal retreat and a full-time residence may require different layouts, storage, heating and maintenance arrangements. Compare properties that fit that use before deciding whether a particular asking price represents good value.
During the purchase process, investigate insurance availability and cost, water service, septic documentation, access and maintenance responsibilities. Review the condition and documented status of additions, guest quarters and outbuildings where applicable. These property-specific details can affect both suitability and ownership costs.
Use recent comparable sales to shape an offer, then account for the home’s condition, competing listings and the seller’s circumstances. A market with more inventory can create negotiating opportunities, but the strongest offer strategy still depends on the particular property.
What Forest Lakes sellers should consider
With 27 active listings reported at the end of September, buyers have alternatives. Position the home clearly against properties with similar size, quality, condition and amenities. An asking price based mainly on a more expensive competing listing may overlook what buyers have actually paid.
Presentation matters. Address visible maintenance items, make the home easy to show and explain the features that distinguish it. Organized records for improvements and property systems can also help buyers evaluate the home with greater confidence.
Watch showing activity and feedback after launch. If similar homes attract interest while yours does not, revisit price, presentation and access. A realistic initial price can help avoid a prolonged period on the market followed by repeated adjustments.
Why this report uses RPR alongside the local MLS
The supplied local MLS summary recorded only two Forest Lakes residential closings from January through September 2026. RPR identifies additional recent listings and closings through other listing feeds, along with a public-record closing. The local MLS summary alone therefore does not represent all activity visible in the supplied sources.
This report uses RPR’s September monthly statistics consistently for its headline figures. It does not add MLS and RPR totals together, because the sources overlap. RPR’s detailed activity list is capped at 10 properties per category and covers a rolling three-month period; its selected-property totals are not presented here as complete Q3 totals.
Public-record charts in the supplied RPR report did not display current figures. Missing values do not establish that no sales occurred. Different boundaries, property classifications, update timing and listing-feed coverage can also produce different counts between sources. For these reasons, this report does not publish a combined year-to-date median or sales total.
