Strawberry’s housing market through September 2026 gave buyers more room to compare prices, while sellers who reached a closing generally sold faster than last year. Residential sales slipped from 38 to 36, the median sale price declined to $406,000, and average cumulative days on market fell from 133 to 103. The average sale price increased slightly, highlighting how individual higher-priced transactions can influence this small market.

What Strawberry home prices tell us
The median is the midpoint of the homes that sold: half sold for more and half for less. At $406,000, Strawberry’s 2026 year-to-date median was 12.2% below the same period in 2025. The average was $500,284, up 2.1%. Those two measures describe the mix of transactions; they do not establish that every Strawberry home lost or gained that percentage in value.

A wide range of homes and sale prices
The 36 residential closings ranged from about $208,719 to $1.95 million. The export included 32 site-built homes, three post-1976 manufactured homes, and one manufactured home classified as pre-1976. Site-built homes also recorded 32 sales in the comparable 2025 period. Their median moved from $478,250 to $407,500, so the overall median decline cannot be attributed solely to a larger share of manufactured-home sales.
Even within the site-built category, size, condition, acreage, location, and the presence of expensive sales affect the results. A current valuation should compare a property with similar homes, rather than applying the market-wide median change to its prior value.
Monthly sales and the September finish
Source: MLS Area Strawberry residential closed-sales export. January through September in each year.
Strawberry recorded seven residential closings in September 2026, compared with two in September 2025. That was the strongest month of 2026 through September by number of closings. February had six sales, while May and June each had five.
The September increase helped bring 2026’s year-to-date total to 36, just two sales below last year. It is an encouraging finish to the third quarter, but seven closings are too small a sample to establish a lasting acceleration in demand.
September prices need context
September’s median sale price was $389,900, compared with $354,950 a year earlier, an increase of 9.8%. That monthly increase occurred alongside a lower year-to-date median. Both are valid: the September figure describes seven sales this year and only two last year, while the year-to-date comparison covers 36 and 38 sales.
Homes that sold spent less time on the market
The Market Summary reports average cumulative days on market of 103 for 2026 year-to-date sold homes, versus 133 in 2025. Median CDOM was 97 versus 99 days. The much larger change in the average than the median suggests that the long-marketing-time portion of the sales mix changed more than the midpoint. This statistic describes completed sales, rather than every home still waiting for a buyer.
Inventory asking prices and negotiation
The October 1 residential CSV snapshot contains 29 active listings and four pending listings. Eighteen of those 29 active homes, or 62%, were priced below their original asking price. This measures reductions within the exported listing records; it does not include a complete history of prior listings or every price change.
Sales use closing prices over nine months; active listings use current asking prices at October 1. These are different measures and time frames.
Fourteen of the 29 active homes were asking at least $500,000, while nine of the 36 year-to-date sales closed at that level. This concentration of higher asking prices deserves attention from sellers, but it does not by itself measure demand or prove that a particular listing is overpriced.
Supply and discounts
The September Market Summary reports an absorption figure of 7.91 months, versus 7.68 a year earlier. I interpret that supply level, together with widespread asking-price reductions, as evidence that buyers have time to compare options and sellers need to justify their pricing. It does not mean every property will take eight months to sell.
Among the 36 closed sales, the mean of each sale’s price divided by its final list price was 95.9%. Relative to original list price, the mean was 92.2%. These ratios illustrate the difference between an initial asking price and the price ultimately accepted; they do not include an adjustment for seller concessions.

For buyers considering Strawberry real estate
Start with homes that fit your intended use and compare their condition, lot characteristics, and asking prices against recent similar sales. Review total ownership costs and property-specific inspection findings before deciding how much to offer. A price reduction can create an opening for discussion, but the best offer depends on the property and the seller’s circumstances.
Financing remained important: 18 of the 36 sales were recorded as conventional, 12 as cash, three as VA, two as FHA, and one as other financing. Cash accounted for one-third of closings. The sales record does not establish financing eligibility for any current listing.
For sellers preparing a Strawberry home for sale
Use recent comparable sales to support your starting price. With 63 new listings reported during the first nine months and many active homes already below their original asking price, buyers have alternatives. Clear photographs, accurate property information, and attention to visible condition help buyers evaluate your home.
Track showings, feedback, competing listings, and newly closed sales after launch. The faster average marketing time among sold properties does not guarantee a quick sale for every home. If activity is weak, revisit price and presentation using the homes buyers are actually choosing.
Strawberry land and the report methodology
A small vacant land market
The Supply and Demand report records three Strawberry land sales from January through September 2026, totaling $340,000, with an average sale price of $113,333 and average CDOM of 231 days. Its current land inventory contains four active listings with an average asking price of $188,000. Asking prices and completed-sale prices describe different groups of parcels.
With only three closings, the land figures are a limited snapshot. Parcel size, access, terrain, utilities, and development constraints need individual review. This report does not establish a broad land-price trend or a parcel’s suitability for building.

Sources scope and timing
Residential sales cover January 1–September 30 in 2026 and 2025. Geographic selection uses MLS Area = Strawberry, including listings whose mailing city is Pine. Residential types are combined for the headline results; land is separate. Historical sales, monthly counts, property-type medians, financing, price ranges, reductions, and price ratios were calculated from 2500 days.csv.
Headline median and average prices, CDOM, new listings, and September absorption come from Market Summary _ flexmls Web(2).pdf, labeled Strawberry Residential September 2026. Sold analysis.pdf confirms the corrected year-to-date periods and subtype totals. List volume.pdf supplies the land figures and additional supply information. Monthly sales totals reconcile to 36 in 2026 and 38 in 2025.
Inventory timing differs across reports. The CSV includes 29 active homes, including one listed October 1; the Supply and Demand report shows 28 current active homes, and the September Market Summary shows 29. This article uses the explicitly dated October 1 CSV snapshot for active and pending counts, reductions, and the price-range chart. It does not reconstruct September 30 inventory. Pending counts in the CSV are a current snapshot; the 39 under-contract entries in period reports represent activity during the reporting period, not 39 homes currently pending.
Absorption is quoted as reported by Flexmls; its lookback method was not independently reconstructed. Historical monthly inventory was not supplied, so no monthly inventory trend is claimed. Prices are nominal, ratios are unweighted means across sales, and published MLS rounding is retained. MLS information is deemed reliable but not guaranteed and may be revised.
