Home and land market trends through September 30 2026

Happy Jack home sales increased during the first nine months of 2026, and the median sale price moved modestly higher. Homes also took longer to sell, and price reductions were common among the listings available at the beginning of October. For buyers and sellers, the numbers point to an active market where pricing and property differences still matter.
This Happy Jack real estate report compares January 1 through September 30, 2026 with the same period in 2025. It covers residential sales, available homes and the separate market for land and lots.
Happy Jack home sales and prices in 2026
| Residential sales | Jan–Sept 2025 | Jan–Sept 2026 |
|---|---|---|
| Closed sales | 39 | 44 |
| Median sale price | $529,000 | $550,750 |
| Average sale price | $558,403 | $571,301 |
| Sales volume | $21.78 million | $25.14 million |
| Average cumulative days on market | 118 days | 143 days |
| Median cumulative days on market | 95 days | 110 days |
The 44 home sales represent a 12.8% increase over the 39 sales recorded during the first nine months of 2025. Total residential sales volume rose approximately 15.4% to $25.14 million.
The median sale price increased 4.1% to $550,750, while the average rose 2.3% to $571,301. The median is the midpoint of the sales: half sold above it and half below it. These changes describe the homes that sold, rather than measuring appreciation for every Happy Jack property.
With only 44 sales, the mix of properties can noticeably affect the results. The 2026 residential sales included 41 site-built homes and three manufactured homes. Size, condition, acreage and neighborhood can make two properties very different even when both carry a Happy Jack address.
Homes are taking longer to sell
Average cumulative days on market increased from 118 to 143 days. The median increased from 95 to 110 days. Cumulative days on market is the MLS measure used here to track marketing time across qualifying listing periods.
More sales and longer selling times can occur together. Buyers continued to purchase homes, but sellers generally needed more time to reach a closing. A homeowner planning to sell should allow for that timing rather than assuming an immediate sale.
September itself recorded seven home sales, compared with six in September 2025. Its $500,000 median sale price was below the year-to-date median. A single month with seven closings is too small a sample to treat as a definitive change in the broader price trend.
Available homes and price reductions
The October 1 MLS export showed 44 active Happy Jack homes and four pending homes. Active listings had a median asking price of $693,250. This is an early-October inventory snapshot; the closed-sale comparisons in this article end September 30.
The asking-price median was higher than the $550,750 median for homes sold year to date. Those figures represent different groups of properties. The gap alone does not show how much an individual seller should reduce a price.
However, 24 of the 44 active homes, approximately 55%, were listed below their original asking price. Among homes sold during January through September, the average sale-to-final-list-price ratio was approximately 96.3%. The average sale-to-original-list-price ratio was approximately 92.8%. These ratios are averages of individual transactions and do not account for seller concessions.
For buyers, that creates a reason to study comparable sales and a listing’s pricing history. For sellers, it reinforces the value of choosing an asking price that fits the property and its current competition. A market-wide p
Happy Jack land and lots
| Land sales | Jan–Sept 2025 | Jan–Sept 2026 |
|---|---|---|
| Closed sales | 36 | 27 |
| Median sale price | $63,450 | $65,000 |
| Average sale price | $105,383 | $138,570 |
| Average days on market | 125 days | 96 days |
Land sales declined 25% from 36 to 27, while the median sale price increased approximately 2.4%. The average rose much more sharply, illustrating how larger or higher-priced parcels can affect a small market. The 2026 sales included 19 listings classified as residential land and eight classified as acreage of two or more acres.
The October 1 export showed 50 active land listings and one pending listing. The median asking price among active land listings was $83,875. Fifteen of the 50 active listings were priced below their original asking price.
When comparing Happy Jack land for sale, acreage alone does not tell the full story. Road access, terrain, available utilities and the intended use should be evaluated for the specific parcel. A small wooded homesite and a larger acreage tract should not be priced as interchangeable properties.
Neighborhood differences matter
The 2026 residential sales were spread across neighborhoods and MLS subdivision categories including Starlight Pines, Blue Ridge Estates, Starlight Ranch, Tamarron Pines, Pine Canyon Homesite, Mogollon Ranch and several Clear Creek Pines units.
Starlight Pines accounted for 13 residential sales, Blue Ridge Estates for seven and Starlight Ranch for four. Many other categories recorded only one to three sales. Those counts help show where transactions occurred, but they are too small to support a dependable annual appreciation rate for each neighborhood.
If you are comparing Happy Jack cabins for sale, start with properties that match the home’s construction, size, condition and lot characteristics. The overall median is useful context, but the most relevant comparable sales may look quite different from the overall market.
What the market means for buyers and sellers
For buyers, Happy Jack offers a range of homes and land to compare. The longer marketing times and frequency of price reductions make it worthwhile to review recent closings, current competition and the property’s listing history before deciding on an offer. A desirable property can still attract interest even when the overall market is moving slowly.
For sellers, the increase in sales is encouraging. Buyers are completing purchases, but the longer selling times suggest that preparation, presentation and realistic pricing deserve attention. Log-home features, outdoor living areas and a wooded setting can help tell a property’s story; the asking price still needs support from comparable homes.
