Control Road Payson AZ Market Update Q3 2026

For buyers who prefer a more remote mountain setting, the Control Road corridor offers cabins, forest homes, and land beneath the Mogollon Rim. These small communities appeal to people who want more distance from town and a closer connection to the surrounding landscape.

Through September 30, 2026, home sales were nearly level with last year, while the median sale price was substantially lower. With only 19 closed sales this year, the characteristics of the properties that sold matter a great deal. Buyers and sellers should use the corridor figures as context, then look closely at the specific community and property.

Where is the Control Road corridor

Control Road follows the base of the Mogollon Rim from south of Pine, north of Payson, toward the area west of Christopher Creek, east of Payson. In the MLS, Control Road is an area designation that brings together several small communities. Buyers often recognize the individual neighborhood names more readily than the corridor name.

Control Road January through September comparison: 20 home sales and a $463,500 median in 2025; 19 sales and a $325,000 median in 2026

Closed sales declined by just one transaction, or 5%. The median sale price fell 29.9%, and the average sale price fell 37.4%. These are meaningful changes in the prices of homes that closed, but they are not a measurement of how much any particular home changed in value.

The sales mix also changed. Manufactured homes accounted for four of 19 sales in 2026, compared with one of 20 in 2025, and the median size of homes sold was smaller. However, the median for site-built homes also declined, from $477,000 across 19 sales to $320,000 across 15 sales. Property mix provides context; it does not establish the cause of the decline.

Average marketing time was almost unchanged, but the median increased from 69 to 92 days. That means the middle transaction took longer this year even though the overall average remained similar.

What happened during the third quarter

Six homes closed in July–September 2026, compared with three in the same quarter of 2025. The Q3 2026 median was $317,500. With so few transactions, the year-to-date comparison is the more useful foundation for this report.

The communities behind the corridor numbers

Geronimo Estates and Tonto Village each recorded five home sales through September 2026. Verde Glen and Diamond Point Summer Homes each had three. Smaller communities may go months without a closing, so a zero in this table means no recorded sale in the supplied period, not a lack of homes or buyer interest.

¹ Active homes reflect the October 11 export, rather than September 30 inventory. Sales cover January 1–September 30 in each year. MLS subarea labels have been expanded for readability. Bonita Creek, Washington Park, Whispering Pines, and the Ellison Creek communities remain part of the broader story even when sales are limited. A cabin in one community may have very different access, surroundings, utilities, and ownership considerations from a similarly sized property in another.

Remote living and practical access

One of the main reasons people choose these communities is that they prefer being more remote. That preference should guide the search: a property can be appealing precisely because it is farther from town, but the travel and access need to fit how the buyer plans to use it.

In my experience, Control Road is a well-maintained dirt road that can generally be navigated without four-wheel drive in ordinary conditions. It is not paved, and that distinction is important for buyers accustomed to a paved route all the way to their home.

The main road and the final approach to a property are separate considerations. A rough or steep driveway, a smaller connecting road, or winter conditions can make a particular home more challenging to reach. Normal-weather access should not be treated as a promise of easy access in every season.

What I would evaluate at a specific property

I would look at the full route, driveway grade and surface, drainage, and who maintains the connecting road. Buyers planning to live here full time should also consider their routine trips to Payson, delivery needs, and how comfortable they are with winter travel.

Water, septic, power, and internet should be confirmed for the actual parcel. Buyers should also establish the ownership arrangement and any applicable association, lease, or permit terms. The community name alone does not answer those questions.

Current choices for home buyers

The October 11 residential export contains 21 active homes and two pending listings. Active asking prices range from $259,000 to $1,349,900, with a median of $459,000. Sixteen of the 21 active listings are priced below their original asking price. That gives buyers reason to study pricing history, while recognizing that a reduction does not establish what a seller will accept.

Control Road land market

Land should be evaluated separately from homes. Acreage, buildable area, slope, access, and utility availability can create large differences between parcels, and the small number of closings makes a corridor-wide median especially sensitive to what sold.

Land metric2025 YTD2026 YTD
Closed sales24
Median sale price$162,155$121,500
Total sales volume$324,310$1,053,000

More land sold this year, and total dollar volume increased, even though the median price was lower. One $770,000 acreage sale accounted for most of the 2026 volume. With only four closings through September, these figures describe the transactions rather than a dependable price trend for every vacant lot.

The October 11 land export contains eight active parcels and one pending listing. Active asking prices range from $64,999 to $419,000, with a median of $119,250. These current listings are a later snapshot; an October land closing is excluded from the year-to-date sales comparison.

What this means for buyers

Start with the community and the access that suits your lifestyle, then compare similar properties. A lower corridor median does not mean every seller will discount by the same amount. Condition, home type, lot characteristics, utilities, and the final approach to the property all deserve attention.

What this means for sellers

Recent comparable sales in your community and competing listings are more useful than an area-wide average alone. Show buyers why your property fits a remote mountain lifestyle, and make its access and practical features clear. Accurate pricing and straightforward information help buyers understand both the appeal and the responsibilities of ownership.
