If you are searching for a home in Payson, Arizona, one of the most useful questions is not simply, “What is the median price?” It is:

What does my budget actually buy?

For Payson homes at around $525,000, the answer can look very different depending on the neighborhood, condition of the property, lot, age of the home, and how much updating has already been completed.

Take 304 N Trailwood Road in Payson’s Trailwood neighborhood as an example. At the time this article and video were put together, the home was listed for $524,500 and already pending. It gives buyers a good idea of the kind of home they may come across in a Payson neighborhood around this price range.

A Remodeled Single-Level Home in Payson

304 N Trailwood Road is a three-bedroom, two-bathroom, single-level, site-built home with approximately 1,461 square feet and a two-car garage. According to the MLS, it was built in 1994 on an approximately 0.18-acre lot.

The listing places the property inside Payson city limits with Town of Payson water, sewer service, central air conditioning, and piped propane. It also reported no HOA.

On paper, those numbers may sound fairly straightforward. What makes this property more interesting is the extent of the renovation.

According to the listing, the remodel included:

  • New windows and sliding doors
  • New roof
  • New air-conditioning system
  • New drywall
  • New flooring and baseboards
  • Interior and exterior paint
  • Updated plumbing and electrical fixtures
  • New kitchen cabinetry, countertops, and appliances
  • Remodeled primary bathroom with a custom shower
  • Updated garage with drywall, baseboards, and an epoxy-coated floor

The listing also said that the Samsung washer and dryer were included and that the furnishings and décor were conveyed with the property.

This difference becomes even more important when people are looking at older houses in Payson. A more expensive house that has been upgraded with a new roof, an HVAC system, new windows, flooring, a kitchen, and bathrooms could prove to be a totally different ownership experience from one that does not have all that work done already.

An Efficient Floor Plan Rather Than an Oversized Home

At approximately 1,461 square feet, this is not a particularly large home. That is also part of its appeal.

The floor plan uses the space efficiently, with the kitchen, dining, and living areas connected to one another. The home is single-level, and the three bedrooms provide flexibility for full-time living, guests, a home office, or hobbies.

The legal description for 304 N Trailwood Road places this property in Trailwood Unit One.

The recorded maps show a neighborhood of curving residential streets connected around Payson Parkway, including Trailwood Road, Pioneer Trail, Wagon Trail, and Heritage Circle. The setting provides a conventional in-town neighborhood while keeping residents close to services, recreation, and everyday conveniences.

For 304 N Trailwood Road in particular, the MLS emphasized proximity to Rumsey Park and described the property as being within walking distance.

Rumsey Park is one of Payson’s major recreational areas and helps make this part of town particularly convenient for people who want easy access to outdoor and community amenities.

What Does $525,000 Buy in Payson?

There is no single answer to this question.

Around this price point, buyers may encounter newer homes with less land, older homes requiring significant updating, manufactured homes with more acreage, properties farther from town, or remodeled homes in established neighborhoods.

That is why looking at individual examples is often more useful than looking at a single market-wide statistic.
