Rim Country Residential Market at a Glance
These figures reflect residential sales reported from June 1, 2025 through June 30, 2026. The numbers show that the market is still active. More than half a billion dollars in residential property changed hands during the reporting period. However, sales volume alone does not tell the whole story. The more important change is what has happened with inventory.The Biggest Change: Buyers Have More Choices
The broad Rim Country market summary shows active residential inventory falling into the winter months and then rising sharply through spring and early summer. Active inventory was roughly 340 homes in January 2026 and increased to approximately 560 by June. During the same period, the estimated absorption rate rose from about 4.7 months to roughly 7.4 months. That shift matters. It does not mean buyers disappeared. It means the number of available homes grew faster than the pace of sales. One trend I’ve noticed this summer is that buyers are taking more time to compare homes before making offers. Well-prepared listings still attract strong interest, but buyers are much less likely to overlook deferred maintenance or aggressive pricing than they were a few years ago. As a result:- Buyers have more properties to compare.
- Sellers face more competition.
- Homes that are priced correctly can still attract attention.
- Overpriced homes are more likely to remain on the market or require price adjustments.

Market Statistic of the Month
Rim Country’s estimated absorption rate increased from approximately 4.7 months in January to approximately 7.4 months in June 2026. That is one of the clearest signs that the market has become more favorable to buyers than it was earlier in the year.What Is an Absorption Rate?
The absorption rate estimates how long it would take to sell the current supply of homes if no new listings entered the market. A lower number generally indicates a stronger seller’s market. A higher number means buyers have more choices and sellers face more competition. No single number determines the market by itself, but an increase from fewer than five months of inventory to more than seven months represents a meaningful change in negotiating conditions.Sales Are Still Happening
A more balanced market is not the same as a weak market. During the reporting period, 1,003 residential properties sold for a combined volume of more than $519 million. The median residential sale price was $429,000, while the average sale price was approximately $517,870. That volume demonstrates that buyers continue to purchase:- Primary residences

Average Price Versus Median Price
The average residential sale price was approximately $518,000, while the median sale price was $429,000. That gap is important. The average is calculated by adding all sale prices together and dividing by the number of sales. A smaller number of expensive transactions can raise the average substantially. The median is the midpoint. Half of the sales occurred above that price and half occurred below it. In a market like Rim Country, the median is often the better starting point for describing the typical transaction because the overall statistics include:- Entry-level homes

Payson Northeast
Payson Northeast recorded the highest number of residential sales among the Payson quadrants, with 161 transactions. It also had the highest average sale price among the four quadrants at approximately $642,608. The median was considerably lower at $475,000, suggesting that higher-priced transactions had a meaningful effect on the average. The June 2026 market summary also shows inventory rising substantially through the spring, reaching roughly 95 active listings by June. The area’s estimated absorption rate climbed to approximately 7.7 months.Payson Northwest
Payson Northwest recorded 153 sales, nearly as many as Payson Northeast, but at a lower median sale price of $420,000. Its average marketing time was 107 days, compared with 129 days in Payson Northeast. The June trend report shows active listings rising to approximately 63, with an absorption rate around 5.4 months.Payson Southeast
Payson Southeast recorded 106 residential sales with a median sale price of $490,000, the highest median among the four Payson quadrants. Average days on market were 104, making it the fastest-moving Payson quadrant during the reporting period. The June market summary shows active inventory increasing to approximately 60 listings and an estimated absorption rate near 7.6 months.Payson Southwest
Payson Southwest had 44 residential sales, with a median sale price of $414,500 and an average sale price of approximately $470,140. The June report shows a smaller inventory pool than the other Payson quadrants, with approximately 21 active listings and an estimated absorption rate near 6.3 months. Pine remains one of Rim Country’s strongest cabin markets.Pine and Strawberry
Pine remained one of the strongest outlying markets, with 124 residential sales and a median sale price of $465,000. Pine continues to attract buyers looking for full-time mountain living as well as weekend cabins, helping support demand despite increasing inventory. Strawberry recorded 52 sales with a median of $409,750. When Pine and Strawberry are viewed together through ZIP code 85544, the June 2026 market summary shows active inventory climbing to approximately 95 listings, with an estimated absorption rate around 7.1 months. That suggests buyers have more options than they had during the winter, but desirable cabins and well-maintained homes can still stand out.Star Valley
Star Valley recorded 51 residential sales with a median sale price of $300,000, making it one of the more affordable areas in the report. That lower median may appeal to buyers who want proximity to Payson while looking for a different price point or property style.Happy Jack
Larger lots and heavily wooded settings often appeal to buyers seeking privacy, although the buyer pool tends to be smaller than in Payson. Happy Jack recorded 63 residential sales with a median sale price of $546,500 and an average marketing time of 145 days. The June 2026 ZIP code report shows approximately 42 active listings and an estimated absorption rate around 8.5 months. Longer marketing periods are not unusual in smaller mountain and second-home communities, where the buyer pool is narrower and properties can vary substantially.Christopher Creek
Because of the creek, forest access, and cabin atmosphere, Christopher Creek often behaves differently than nearby Payson neighborhoods. Christopher Creek recorded 31 residential sales with a median price of approximately $420,062 and an average sale price of $535,301. Because the market is relatively small, a few sales can move averages significantly from one reporting period to another. Property-specific analysis is especially important in communities with limited transaction volume.What the Market Means for Buyers
Today’s buyers generally have more negotiating power than they did during the unusually competitive years. With more inventory and longer marketing times, buyers may have opportunities to negotiate:- Purchase price

They are the homes that feel appropriately priced, well maintained, and easy for buyers to understand from the photography, video, and listing presentation. Across the broad residential market, the average property sold approximately $21,191 below its final list price. That does not mean every home sold at a discount. Some sold at or above asking price, while others required larger reductions. It does show that pricing and negotiation have become important parts of the market. Recent closed sales matter, but buyers are also comparing your home with everything else available today. A seller may have strong comparable sales from several months ago, but if buyers now have more choices, the current competition can be just as important.Review the First Few Weeks Carefully
The first 14 to 21 days often provide the clearest feedback. If the home receives few showings, repeated objections, or no serious interest, the issue may be price, condition, presentation, or the way the home is positioned against competing listings.Do Not Rely on “Room to Negotiate”

Many are. The broad residential report shows an average difference of approximately $21,191 between the final list price and the sale price. The June 2026 Rim Country trend chart also shows a sold-to-original-list-price ratio of approximately 94%. That means many sellers ultimately accepted less than their original asking price. However, this statistic should be interpreted carefully. It combines many property types, price ranges, locations, and conditions. A properly priced home may sell close to asking. A property that begins substantially above market value may experience multiple price reductions before selling.A Note About Luxury Sales
This report includes luxury transactions because they are part of the broader residential market. Those sales can raise average prices, particularly in higher-priced areas such as Payson Northeast. However, The Rim Golf Club and Chaparral Pines behave differently from the general residential market and deserve separate analysis. In June 2026:- The Rim Golf Club showed approximately 16 active listings and an estimated absorption rate exceeding 20 months.
