Chaparral Highlands is a neighborhood in northeast Payson, Arizona just behind the country club community of Chaparral Pines. It is a 19-lot gated subdivision that has elk walking up the street. Membership options at the nearby country club communities of Chaparral Pines and The Rim Golf Club are available. The northeast quadrant of Payson is a popular residential district containing many subdivisions.

Chaparral Highlands does have an HOA with annual dues. The dues are primarily utilized for upkeep of Chaparral Highlands common areas. Chaparral Highlands does have an architectual committee and all homes must be site-built and be a minimum of 2100 square feet for single level homes, and 2400 square feet for two story homes. The homes in Chaparral Highlands are custom built by various builders. Rentals of the homes are restricted to 6 months or more in duration. Chaparral Highlands is also conveniently located near shopping and all the amenities of Payson. Payson, Arizona is at 5,000 feet in the cool pines just below the Mogollon Rim with easy access to endless recreational opportunities in the surrounding forest such as hiking, fishing, and camping.
