  • The vast majority are single-family homes, mainly cabin-style houses. You’ll find everything from classic log cabins and A-frame chalets to ranch-style homes and newer custom builds. 
  • Some are modest 2-bedroom weekend cabins; others are large luxury homes
  • There are also many manufactured homes and modular cabins, mostly older, scattered in the area (especially on the outskirts or on acreages). 
  • Townhomes and condos are essentially nonexistent in Pine; this is truly a cabin country market. If you’re looking for vacant land to build on, that’s available too. 
  • Most lots are wooded and may already have utilities like water and power at the lot line (septic would need to be installed). 

Whatever style, almost all new homes for sale in Pine share a common trait: they’re designed to blend with the rustic mountain environment.

Yes,  all four Portal communities (I, II, III, and IV) have HOAs, but not all are gated. Portals I and II share one HOA and a gated entry. Portal III is not gated but still has its own HOA, while Portal IV is gated and managed by a separate HOA.

The HOAs maintain the private roads, any common areas, and enforce CC&Rs (covenants, conditions & restrictions) to keep the neighborhoods looking great. 

For example, the Portals require site-built homes only (no mobile homes) and no camping on lots. They also have rules about things like minimum rental periods (e.g., no short-term Airbnb-style rentals under 6 months in Portal III), keeping external appearance neat, etc. The gates are for security and privacy; residents get remote openers or codes, and guests/delivery use call boxes.

If you buy in a Portal, you’ll get all the info from the HOA (I also keep PDFs of each Portal’s CC&Rs and rules if you want to review them ahead of time). Some people prefer non-HOA living, but many cash home buyers in Pine appreciate the Portals for the added peace of mind and quality control they provide.

Lot sizes in the Portals range from about 0.2 to 1 acre. 

  • Portals I & II usually have smaller quarter-acre lots.
  • Portals III and IV offer larger ones, often 0.4 to 0.6 acres, with more space and great views.

All homes to buy in Pine are custom-built to match the mountain setting. You’ll see wood cabins, A-frames, log accents, stone facades, and wide decks designed to blend with the forest. 

The HOAs maintain architectural rules that keep everything cohesive. There are no flashy designs or bright colors, just earth tones, pitched roofs, and rustic charm that make the Portals feel naturally beautiful and timeless.

There’s no shortage of outdoor adventures around Pine!

  • Just 10-15 minutes south is Tonto Natural Bridge State Park, home to a massive natural stone bridge and scenic hiking trails. Nearby Fossil Creek offers crystal-clear water and waterfalls, which are perfect for swimming (permit required).
  • Head up on the Rim to explore Bear Canyon Lake, Knoll Lake, and Woods Canyon Lake. These are great for fishing, kayaking, and camping.
  • History lovers can visit the Strawberry Schoolhouse, Arizona’s oldest standing schoolhouse, or hop on the Arizona Trail right from Pine.
  • For off-road fun, try Control Road (FR 64), with stunning Rim views. And in winter, locals enjoy sledding or cross-country skiing up on the Rim.

No matter the season, Pine is a dream spot for anyone who loves the outdoors!

  • Electricity: Provided by APS (Arizona Public Service).
  • Water: Most homes use the Pine-Strawberry Water Improvement District system.
  • Sewer: No city sewer; each home has its own septic system.
  • Gas: No natural gas lines; residents use propane tanks (local companies deliver).
  • Trash: Weekly pick-up available through private haulers or drop-off at the local transfer station.
  • Internet & Phone: CenturyLink (DSL/landline) and Sparklight (cable internet/TV) serve most areas. Many rely on cell service or boosters.
  • TV: Satellite or streaming options are common.
  • Fire & Emergency: Pine-Strawberry Fire District provides fire and EMT services.
  • Law Enforcement: Covered by the Gila County Sheriff’s Office.
  • Medical: A small local clinic is in Pine; hospitals and specialists are in Payson.
  • Community: Pine has a public library, senior/community center, and local elementary and middle schools. High school students attend Payson High School (bus provided).

Overall, Pine offers the essentials for comfortable mountain living, with larger services just a short drive away in Payson.

In the general Pine area (outside of HOA communities), yes. Since Pine is unincorporated, there isn’t a town ban on vacation rentals, and many owners do rent out their cabins on Airbnb or VRBO, mainly in summer. 

It’s a popular weekend getaway spot, so short-term rentals can do well. However, if the home is in an HOA (like the Portals or some smaller subdivisions), you need to check that HOA’s rules. For example -

  • Portal III’s CC&Rs require a 6+ month minimum lease (so nightly/weekly rentals are not allowed there). 
  • Portal IV also discourages or limits short rentals (they require at least 30 days, effectively preventing typical Airbnb use). 

Always verify the specific neighborhood’s policy. If you’re thinking of buying to use as a vacation rental, I can guide you to which areas are STR-friendly. And if you do rent out your Pine cabin, remember to get the proper county permit and collect bed tax as required by Gila County. But bottom line – outside of HOAs, yes, short-term rentals are permitted and quite common in Pine.
